Home Viewings: What to Look For

A property viewing is the best opportunity to identify potential issues before committing to a purchase or tenancy. Looking beyond the decor and furniture is essential for spotting long-term maintenance requirements.

HANDY TIP #1

Signs of Damp and Condensation

A common issue in UK properties is rising or penetrating damp. Key signs include a musty smell, peeling wallpaper, or dark patches on the ceilings and walls. It is advisable to look closely behind large furniture or inside built-in wardrobes, as these areas often hide ventilation problems.

HANDY TIP #2

The External Structure

The exterior of the property provides clues about its maintenance history. Cracked brickwork, slipped roof tiles, or blocked gutters can lead to expensive internal damage. Large cracks, particularly those running diagonally or appearing wider than a 10p coin, may indicate structural movement and warrant professional investigation.

HANDY TIP #3

Plumbing and Electrical Basics

Testing the water pressure by running the taps and checking how quickly the sinks drain is a simple way to assess the plumbing. Additionally, observing the age of the consumer unit (fuse box) and the type of light switches can provide an indication of whether the property might require partial or full rewiring in the near future.

The "Quick Look" Checklist:

  • Check the age and service history of the boiler.
  • Verify the condition of the window frames (look for rot or blown double-glazing seals).
  • Observe the orientation of the garden (South-facing gardens receive the most light).
  • Check the mobile phone signal and broadband availability in the area.
  • Listen for noise levels from neighboring properties or nearby roads.
